Each year we purchase the latest version of the National Construction Estimator  from Craftsman Book Company ($97.50).  The cost data in this book are averages that vary widely based on the type and quality of home being built.  We use the section called "Single Family Home Costs" and apply the "Area Modification Factors" to determine local rough cost per square foot.

This free rough cost estimate should only be used for initial planning purposes.   Local market labor and material supply conditions can cause wide variations in cost to build.  The most accurate and detailed cost to build will come after bidding out the project to a minimum of three companies per building activity (and this bidding was not performed by Open Book Build LLC to create this cost estimate).  We do not recommend buying house plans or land based on this free rough cost to build number provided by Open Book Build LLC.

This free rough cost to build is a single number.   In other words, no cost breakdown is provided.   This cost assumes you are using average finishes for the build, a rectangular shaped house footprint, slab foundation, two bathrooms, 900 square feet of exterior concrete flatwork, and simple roof lines.   

So, how accurate is this free cost per square foot number?  Overall cost to build really depends on so many things including the local market conditions for labor and materials, the home design and finishes being built, the land/lot conditions where the home is being built, and local building codes.  In other words, there are many unknowns that aren't accounted for in this free rough cost estimate.  It is a preliminary number to help owner builders start the overall planning process.
